A site package is a sequence of dependent scopes that has to flow in the right order. When too many separate subs own pieces of it, the seams between them are where schedules slip.
EMC removes those seams. As a complete site-work contractor, we self-perform the core civil scopes and manage the rest, carrying a site from clearing and earthwork through utilities, drainage, base, concrete and paving to final stabilization and closeout. General contractors, developers and owners get a single point of accountability for the ground their project stands on.
And because the same team owns each handoff, the pad is ready when the utilities need it, the trenches are backfilled when paving is due, and the closeout paperwork actually matches the work.

How a Site Package Flows
The Phases of a Complete Site Package
Every site is different, but the underlying sequence is consistent. Here is how EMC typically moves a site from raw ground to closeout.

Clearing
Clear and grub the site, set up erosion and sediment control, and establish access and staging before earth moves.

Earthwork
Strip topsoil, cut and fill to balance the site, and build compacted pads and subgrades to line and grade.

Utilities
Install water, sanitary sewer and site utilities in the sequence the plans and depths require, with testing coordinated.

Drainage
Set storm sewer, structures and detention so the site drains correctly before surfaces go down over it.

Base
Fine-grade subgrade and place and compact aggregate base for pavements, walks and slabs.

Paving & Concrete
Curb, gutter, sidewalk and flatwork, followed by asphalt paving to bring the site to finished surface.

Stabilization
Final grading, topsoil, seeding and erosion measures to permanently stabilize disturbed areas.

Closeout
Punch-list completion, site cleanup, restoration and closeout documentation to hand the site over clean.
